SCITUATE -- A dozen deeds were recorded in Scituate between June 26 and July 25, led by a $2,334,000 sale on Ocean Avenue, while four other transfers moved properties into family trusts for nominal consideration rather than selling them on the open market.

TOP SALES The top sale was 17 Ocean Ave, which sold for $2,334,000 on July 7. Lisa A. Hutton was the seller; Bradford Nolan and Meghann Nolan were the buyers. 485 Country Way sold for $1,950,000 on June 30. William P. Monahan Jr. and Crystal Monahan were the sellers; Katherine E. Goodwin and Mark Goodwin Jr. were the buyers. 23 Old Oaken Bucket Rd sold for $1,225,000 on June 29. The seller was listed as a revocable trust with Rosaleen A. Collins as trustee; the buyers were Jonathan S. Edwards and Kimberly F. Edwards, both as trustees. 24 Merritt Ln sold for $887,500 on July 6. David S. Frank, trustee of the MD Trust, was the seller; William Thomas Purdue Jr. and Reilly M. Carey were the buyers. 41 Utility Rd rounded out the top five at $840,000, sold July 1. Thomas B. Downing to herself as trustee), 20 Aberdeen Dr (Brian F. and Joan M. Power to themselves as trustees) and 8 Avas Ln (Joseph E. and Jamie Lynn Hannon to themselves as trustees). In each case the grantor and grantee share a surname, consistent with a trust transfer within the same family. Beds, baths and square footage were not available in the deed data for any property.
