Scituate Zoning Board Continues Minot Beach Four-Unit Conversion Bid to April
SCITUATE — March 19, 2026 — Scituate Zoning Board signals it will not allow a fourth residential unit at a Minot Beach non-conforming building, continuing the matter to April. The board — deliberating the application of BCG 76 Glades Road, LLC to convert a former post office unit into a one-bedroom apartment — informally agreed that three existing residential units are legitimately grandfathered but balked at extending the non-conforming use further, with Chair Karcha stating his objection was the use itself: "Multifamily doesn't belong in that district." Attorney Adam Brodsky, representing the LLC, submitted Sanborn fire insurance maps dating to 1918, a sworn affidavit from a former owner's son, and Massachusetts Historical Commission records to support the multi-family use history, and cited Durkin v. Board of Appeals of Falmouth in rebuttal to a town counsel opinion characterizing the former post office as a governmental rather than commercial use. A neighbor from 68 Glades Road raised summer parking gridlock as a further concern. The application was continued to April 16, 2026. In separate action, the board unanimously approved a special permit for a porch addition at 30 Standish Avenue and approved a plan amendment at 72 Glades Road reducing a previously approved home's finished living area from 3,870 square feet to 3,100 square feet.
