Scituate ZBA Approves Four Housing Permits, Delays Fourth-Unit Conversion at Glades Road

SCITUATE — January 15, 2026 — Scituate's Zoning Board of Appeals approved four special permits and continued two applications at its January 15 meeting. The board unanimously granted a special permit to Elizabeth McDonald of 37 Revere Street for a rear addition to a nonconforming home, to Justin and Andrea Hoffman of 89 Nealgate Street to raze and rebuild a 5,613-square-foot home in the Salt Marsh and Tidewind Conservation District, to Andrea Montgomery of 57 Summer Street to replace a detached garage with a 631-square-foot accessory dwelling unit, and to John and Kathleen Hayes of 129 Kent Street to raze and reconstruct a non-FEMA-compliant home using pile-supported construction. The most contested matter — a request by BCG 76 Glades Road LLC to convert a former U.S. Postal Service unit into a fourth residential unit — was continued to February 19 after the board's chair and a second member questioned whether three-unit multifamily use was ever legally established, with one member noting that "a lack of enforcement does not mean it's approved." Neighbor Robert Trebley of 71 Glades Road cited chronic summer parking chaos near the beach-adjacent property. The South River Marina Realty application at 21 Central Avenue was also continued to February 19.
