Planning Board approves special permit for large accessory dwelling at Grasshopper Lane.

Scituate Planning Board approves two accessory dwelling units while continuing a stormwater hearing. The board unanimously approved a 1,255-square-foot special-permit ADU at 36 Grasshopper Lane, with the structure filling 37.8 percent of the principal dwelling under the zoning bylaw's 40-percent cap, and imposed 23 conditions including owner-occupancy requirements and restrictive covenants barring short-term rentals. Simultaneously, the board approved a 653-square-foot by-right ADU at 57 Summer Street with similar protections.

The board continued the stormwater permit hearing for 48 Neal Gate Street to April 21, requesting the applicant address steep driveway grades, runoff concerns, and Fire Department safety comments about access.
