Planning Board approves Scenic Road trees removal, denies ADU application, backs stormwater plan

SCITUATE — Planning Board unanimously approves stormwater system and scenic road tree removal for Neal Gate four-lot project. The Board voted 5-0 to remove ten trees from the public right-of-way, including a dangerous 24-inch white pine flagged by Town Warden Mike Breen, with all trees to be replaced by 3-inch caliper natives before occupancy permits issue. The stormwater approval carries 36 conditions, including a $20,000 construction guarantee, crushed stone infiltration trenches with check dams every 15 feet on two driveways, restoration of a paved-over street catch basin, and staged construction inspections.
In a separate matter, the Board accepted withdrawal without prejudice of a 1,367-square-foot Accessory Dwelling Unit at 7 Dunbar Lane after finding it not subordinate to the primary dwelling and citing improper abutter buffers; applicant may resubmit as a by-right 900-square-foot protected-use unit.
