SCITUATE — Planning Board approves large accessory dwelling at 35 Beaver Dam Road with strict conditions. The board voted unanimously to permit the 1,349-square-foot unit, which comprises 39.7 percent of the 3,394-square-foot principal dwelling and meets bylaw size thresholds. Chair Patricia Lambert, Vice Chair Rebecca Lewis, Clerk Ann Burbine, and members Stephen Pritchard and Maura Burke imposed 22 conditions, including a recorded restrictive covenant requiring owner occupancy in one of the units, annual March 1 certification, a ban on short-term rentals under 31 days, downward lighting only, and prohibition of on-street parking.
The board also continued the hearing on a second ADU at 7 Dunbar Lane to April 23 after determining the applicants' proposed basement, with a nine-foot ceiling height, exceeded habitable floor area allowances, and continued the South River Marina Realty development hearing to May 28, 2026.
