Scituate Planning Board approves accessory dwelling unit with strict conditions. The Board unanimously endorsed a 630-square-foot ADU within an existing principal dwelling at 15 Borden Road for owners Dana and Margaret Major, requiring a recorded restrictive covenant barring short-term rental use and mandating compliance with all town building and fire codes prior to occupancy. Chair Patricia Lambert's Board also unanimously endorsed an Approval Not Required land division for applicant Paul Mirabito on Henry Lane and recommended acceptance of Carriage House Way and Cold Brook Circle as public ways to the April Town Meeting.
Two ongoing zoning bylaw hearings were continued to February 12, with the Town Planner directed to invite the Building Commissioner to address concerns over deck setbacks and stormwater drainage standards raised by developers including Gregory Morse and Julie Johnson.
