SCITUATE — Planning Board approves 899-square-foot rear accessory dwelling unit in Water Resource Protection District. The unanimously approved unit at 33 Pheasant Hill Drive for Micah and Ashley Wells will increase impervious surface by 4.6 percent; Town Planner Karen Joseph confirmed the project meets ADU bylaw requirements with 13 imposed conditions including a recorded restrictive covenant prohibiting short-term rental use. The board also approved ANR endorsements for subdivisions at 6 Marshfield Avenue and 90-96 Stockbridge Road and endorsed site plan approval mylars for 13 Ford Place.

In other action, the board continued to October 8 a public hearing on the South River Marina development project at 21 Central and 7 Marshfield Avenues, with time for action extended to January 31, 2027, after the state Department of Environmental Protection questioned the applicant's presumptive historic high-water line; the DEP is expected to issue a jurisdictional determination by September 24.
